Below are some of the most often asked questions KRJ Management receives and Real Estate Agents are asked about living in Deerwood Gardens.

What does the Deerwood Gardens monthly maintenance fee provide?

The monthly maintenance fee is used to pay for the vendors who provide services to the community. These include common area landscaping, exterior maintenance of the buildings, extended basic cable television, utilities – water/sewer, electricity and trash service. Along with these services Deerwood Gardens contracts for a fulltime professional property management company, and a porter.

What does insurance purchased for Deerwood Gardens cover?

Deerwood Gardens HOA purchases insurance on an annual basis, which includes property and casualty policies for all common area property. Other coverage’s also purchased include Directors & Officers (D&O) policies that cover Directors, Committee Members and volunteers.

Insurance purchased by Deerwood Garden does not provide coverage for your dwelling improvements (build out), your possessions, additional living expenses or liability. Co-owners should contact an Insurance Agent or Broker for placement of these coverage’s.

Who should I contact for Air Conditioning/Heating Repairs?

Our management company – KRJ Management has a list of contractors who are familiar with Deerwood Gardens. Please contact KRJ for a list. Access to the roofs requires notification to the management company – KRJ Management prior to going on the roof. Any damage to the roof will be charged back to the Co-Owners Unit. Can I Grill/Barbeque on the unit balconies or patios?

The City of Houston ordinance does not permit the use of these items within 10 (ten) feet of the buildings/structures, except if they are electric. The use or storage of barbecue grills, hibachis, smokers on patios or balconies of the condominium “garden style” units is not permitted. Does Deerwood Gardens have pet restrictions?

The Deerwood Gardens HOA has adopted pet restrictions in addition to the City of Houston ordinances. Please refer to Deerwood Gardens Co-Owner’s and Resident Handbook and community documents for the complete rules and regulations.

Who do I contact for Guest Parking Permits or questions regarding parking?

Please contact our property management company - KRJ Management for all questions or concerns. Also you can refer to the Co-Owner’s and Resident Handbook and community documents for the complete rules and regulations.

If I received a Violation Letter from KRJ Management for a Deerwood Gardens regulation that I was unaware of am I at fault?

Your Real Estate Agent and or Title Company should have contacted KRJ Management prior to your closing for copies of important documents about becoming a Co-Owner. You are responsible to abide by all rules and regulations. Please contact our property management company - KRJ Management for all questions or concerns. Notice to Co-Owners, Residents and Guests

The purpose of this Web Site is to provide the Co-Owners, residents, guests with useful information about the Deerwood Gardens Condominium Community. This Web Site does not replace the by-laws or the Rules and Regulations of the Council of Co-Owners. Those documents take precedence in all cases. The intent of this website is to promote the community in an easily readable format.

The Deerwood Newsletter & Email Updates

Over the years the Deerwood Newsletter has been used as a communication vehicle between co-owners, the Board of Directors and the property management company.

The Board of Directors has moved to email updates which are sent from Creative Management Comany. Please make sure your email address is current so you don't miss any communications.

Leasing of Residence Units

Deerwood Gardens is a Co-Owner occupied condominium community. Co-Owners who desire to lease his/her residence unit must furnish a complete copy of the rules and regulation to the prospective tenant prior to signing the lease agreement. The tenant must sign a “Receipt of Acknowledgement”, to be returned to the property management company within ten (10) days of the date of the execution of the lease agreement.

The failure to submit the “Receipt of Acknowledgement” will result in a daily fine to the Co-Owner until the document is submitted. The “Receipt of Acknowledgement” does not relieve the Co-Owner of his/her responsibility to assure that the tenant complies with the rules and regulations, or the obligation to pay any fines resulting from the non-compliance to these rules.

Deerwood Gardens highly discourages transient or hotel-type occupancy for the welfare of the condominium community.
